Awfis's traditional Managed Aggregation (MA) model, efficient for capital but limiting per-centre revenue, is being adapted. To stay ahead, Awfis is employing forward leasing for under-construction Grade A properties and exploring a new developer partnership model where institutional developers share capex costs.

To balance premium assets with cost efficiency, Awfis is optimising supply additions for revenue per seat rather than just increasing seat count. A key innovation is its "Partial Managed Office" model. Under this approach, new properties are signed only when 40-70% of seats are already anchored by enterprise or GCC clients. This strategy significantly compresses occupancy ramp-up times, improves Day 1 revenue visibility, and de-risks the economics.
The Partial Managed Office model is already yielding results, with GCC clients accounting for 23% of Awfis’s rental revenue, and over 100 GCC clients onboarded to date. The company also reports a strong pipeline of additional GCC mandates.
Competitive Landscape and Future Outlook
The Indian flexible workspace market is experiencing intense competition, with rivals like WeWork India, Smartworks, and Table Space also aggressively pursuing the GCC opportunity. Smartworks, for instance, reported that 70-80% of its demand is now driven by GCCs.
